The residency threshold changed on 1 March 2026

Georgia raised the threshold for its property-based residence permit from USD 100,000 to USD 150,000 with effect from 1 March 2026.

The statutory test is that the market value of the qualifying property must exceed the GEL equivalent of USD 150,000, as determined by an appraiser accredited by Georgia’s Unified National Accreditation Body — not the price stated in the purchase agreement. A property bought at or above USD 150,000 can still be refused if it appraises lower.

Three points that matter in practice:

  • Property registered before 1 March 2026 is grandfathered at the old USD 100,000 threshold. If you already own in Georgia, do not assume you are now short.
  • The figure is denominated in GEL, so exchange-rate movement between valuation and filing can affect eligibility.
  • The threshold applies to total qualifying holdings, so two or more non-agricultural properties can be aggregated.

The permit is tied to continued ownership. If the property is sold, or falls below the threshold on reassessment, it will not be renewed.

The separate investment route

Georgia also operates an investment residence permit at the GEL equivalent of USD 300,000, issued for a fixed five-year term to the applicant, spouse, minor children and statutory dependants.

It is conditional rather than passive. Where it rests on a business investment, validity depends on evidencing annual turnover thresholds — so treat it as an ongoing obligation, not a one-off purchase of status.
